Practical Points to Consider When Buying a Property

Neither Estate Agents nor sellers have to point out problems in the property or the local area. If,however,questions are asked either by you or your solicitor these must be answered truthfully. Many of the points we refer to below should be covered by a survey of the property.

Basic practical things to consider include-:

  • is the property close to transport,shops,schools,doctors,leisure facilities etc.
  • is there parking space available
  • is the area lively or quiet and does this alter at different times of the day/night
  • is there sufficient storage space for your requirements
  • is there good water pressure.Turn on taps and shower and flush the toliet to check.
  • is there insulation in the roof and walls
  • are you sure which items the seller is leaving and that they are referred to in the contract.Items which are often the source of misunderstandings include light fittings,tv aerials,garden sheds etc.
  • are the boundaries in the right places;can you easily locate the boundaries.
  • check for dampness,smells,leaking roofs or gutters,stains on the wallpaper or ceilings.
  • check for cracked or rotting window sills and other woodwork.
  • does the wiring need checking by an electrician.
  • is there a shared driveway and if so are you fully aware of its legal implications.
  • how old is the boiler and will it need replacing in the near future.
  • have you full information about any service charges affecting the property.
  • who are the neighbours and have there been any previous problems with them.
