When you instruct us, we shall firstly obtain the Title Deeds for the property either from you or your lender. We shall then prepare a draft contract and send this to the buyer's solicitors. They will raise preliminary enquiries which we, in conjunction with you, will answer.This will involve the completion of a property information form.
Once the buyer's solicitor is satisfied that all enquiries have been answered, the contract will be signed and exchanged. At this stage, the deposit is paid by the buyer and the sale becomes legally binding. A completion date is agreed.
Upon completion we receive the balance of the purchase monies from the buyer's solicitor. The sale is now complete. We will redeem your mortgage and account to you with the net sale proceeds.
